Grain of Sand Realty, Inc. ("we," "us") is a real estate brokerage at 16650 SW 88th St, Suite 108, Miami, FL 33196. This policy explains how we handle personal information from buyers, sellers, tenants, property owners, and visitors to grainofsandrealty.us.
1. Information we collect
- Contact details you provide: name, email, phone, and your real estate goals.
- Transaction information: property details, contracts, pre-approval letters, and documents needed to complete a sale or lease.
- Rental applications: income, employment, rental history, and — only with your written consent — credit and background screening results.
- Owner information for managed properties: bank details for disbursements and tax identification needed for year-end reporting.
- Website data: basic server logs for security, and inputs you enter into our calculator, which stay in your browser and are not sent to us.
2. How we use it
- To represent you in purchases, sales, and leases.
- To screen rental applicants consistently and lawfully.
- To manage properties, collect rent, and report to owners.
- To meet legal record-keeping requirements for real estate brokerages.
- To respond to inquiries and complaints.
3. Sharing
Real estate transactions involve several parties. We share only what's needed with lenders, title and escrow companies, attorneys, inspectors, appraisers, insurance agents, homeowners and condo associations, and the other party's agent — and with the MLS when you list a property. We do not sell personal information.
4. Security
We restrict access to client files and use secure systems for documents and payments. Wire fraud is common in real estate: we will never email you new wiring instructions. Always verify by phone with the title company before sending funds.
5. Retention
Transaction and escrow records are kept for at least the period Florida requires of brokerages, and longer when needed for legal or tax purposes.
6. Your choices

7. Children
Our services and website are intended for adults. We do not knowingly collect information from children under 13.
8. Changes
We may update this policy. The effective date shows the latest version.
